Financial Position
We’ll start by contacting a loan agent to check your “financial fitness” (credit, savings, lending programs, affordability) to determine what loan product and loan amount will be perfect for you. NOTE: You aren’t making a commitment at this step, here is where we simply figure a comfortable price range and/or also find out what you need to do to be in the right financial position to take the next steps.
Shopping
The fun part!! Once we can establish the loan amount and loan program that is right for you, it is time to shop!! We’ll chat about what your priorities are for your first or next home and I will search properties that meet your standards. I will then make appointments with Listing Agents, create an itinerary of properties for us to view together, and finally decide on, “the one”. The important key element here is:

Make the deal!
The nerve wrecking stuff. This is where I’ll negotiate a price for you and together we determine what to offer for your new home. Remember, a property is only worth what someone is willing to pay for but with that in mind, you may be in competition with other buyers for the same property. We’ll need to be competitive but still keep things affordable and financially feasible for you.
Your offer accepted and the Transaction Checklist
Congratulations!! At this point, your offer on a property has been accepted and we’ll work together to take care of the fundamental items for each transaction. Submit a deposit, sign a contract, meet deadlines relative to your loan, order an inspection* and present all current financial documentation to ensure a smooth purchase.
*Inspections are not always necessary but highly recommended.
The FINAL STEPS
This step is called “CLOSING”. We get a final walk-through of the property, secure and wire the transaction funds (down payment and/or closing costs), and sign the final loan documents. Once we receive a confirmation by the County Recorder that the house is now in your name, YOU RECEIVE THE KEYS TO YOUR NEW HOME!
